REAL DILIGENCE ADDS OFFERING MEMORANDUM SERVICES FOR COMMERCIAL PROPERTY BUYERS

Enhancement Responds to Competitive and Challenging Financing Market

LAKEWOOD, N.J., Sept. 6, 2012 – Financial valuation and analysis firm Real Diligence, LLC has added offering memorandum (OM) development to its suite of services for commercial property buyers, announced David I. Tesler, Esq., the firm’s Chief Executive Officer. The enhancement responds to an increasingly competitive and challenging financing market, and represents a natural extension of the company’s financial due diligence practice.

“Our specialty, financial due diligence, is a necessary component of the commercial acquisition process and one that serves to validate a property's value,” Tesler noted. “With increased frequency, our clients are asking us to help with documentation they can use to better communicate an investment’s appeal to their financing partners. While OMs traditionally have been a tool for sellers, this is changing, and we are in a great position to help.”

In an acquisition, for example, Real Diligence's job is to audit the numbers and give the buyer a clear and completely accurate assessment of a property's current value. This complex due diligence process leaves no stone unturned, proactively searching, sorting and synthesizing every piece of financial data. This includes a full property description, income and expense data, market comparables, and any additional items needed to gain a complete picture of the asset. The firm also reviews the property's historical financial statements, projected budget, income and expenses. The goal is to find meaning in the data in order to identify the asset's true value.

“This is precisely the type of information included in a traditional OM, which packages data and other investment highlights in a comprehensive, graphically-enhanced document,” Tesler explained. “Providing OM services really is a logical way that we can augment service and value for Real Diligence clients.” He added that while the new service is targeted to buyers, it is readily available for commercial property sellers as well.
